Arrowleaf Proposes Landmark 18 Acre Master-Planned Community in Vernon

March 2, 2026 – Vernon, BC 

Arrowleaf Real Estate has submitted an Official Community Plan (OCP) amendment and rezoning application for an 18 acre, fully company-owned site, proposing a transformative, mixed-use, master-planned community unlike anything previously developed in the North Okanagan.

The proposal for Via District introduces a diverse mix of residential, commercial, hospitality, and community uses designed to meet the region’s accelerating growth and long-term housing and employment needs and to revitalize a low-density commercial and industrial area into a vibrant, mixed-use district.

The development aims to include purpose-built rental housing, condominium residences, retail, office, hotel and significant community amenities delivered through a phased approach. Setting a new standard in the region, the development proposal also includes the introduction of North Okanagan’s first high-rise residential buildings.

Designed by Boniface Oleksiuk Politano Architects, with urban and landscape design by PFS Studio, the site is strategically located within walking distance of shopping, healthcare, parks, golf, and the Okanagan Rail Trail, and a short drive to schools, beaches, and provincial parks. The site is already home to several major employers and destinations, including Kal Tire’s head office, BNA Brewing, and the BC Ministry of Forests.

Arrowleaf completed its first community engagement event in September 2025, receiving overwhelmingly positive feedback from community and stakeholders. Phase one construction is anticipated for 2027.
