Upfield Capital and Arrowleaf Real Estate are starting construction on a new industrial development in Alberta.

September 08, 2026

Upfield Capital and Arrowleaf Real Estate are starting construction on a new industrial development in Alberta, a 61,050 square foot industrial building at 9761 279 St in Acheson, Alberta. The new building sits on 8 acres, adjacent to the 206,00 square foot Home Depot-leased distribution centre which the two companies purchased in 2025.

“We designed this freestanding industrial building specifically to cater to the needs of heavy industrial users in the area,” said Peter Edgar, Upfield Co-Founder. “Vacancy rates in Acheson for this type of product are extremely low, and there are many businesses, such as steel fabricators, civil contractors and equipment sales, in need of this kind of built to suit warehouse space.”

Said Andrew Kurbis, Executive Managing Director at Arrowleaf Real Estate: “We have a long history in Acheson and a strong belief in the fundamentals of this market. We were among the early investors and developers in the area, and we’ve seen firsthand how it has evolved into one of Alberta’s key industrial hubs. With continued investment and major users like Amazon establishing a presence, Acheson is well positioned for long-term growth. This new development builds on our commitment to the market and responds directly to the needs of today’s industrial users.”

The new building, designed for one or two tenants, features units starting at 26,400 square feet, with excellent access off 279 Street, and quick drive time to major transportation routes. The building was designed with maximum flexibility in mind, including dock doors, grade doors, drive through bays, and knockouts for multiple additional doors of each kind, including on the sides of the building.

Some other highlights:

  • 28’ clear height, precast construction
  • Fenced, graveled, dedicated yard space for each tenant with direct access to the building
  • Building is 10 ton crane ready
  • Space comes with 5% office buildout included
  • Dock and grade doors, with drive thru bay available

In 2025, Upfield and Arrowleaf acquired the adjacent Home Depot distribution hub, a 206,000 square foot industrial facility, with the intent to develop the adjacent land and offer a build to suit industrial warehouse opportunity.

Said Rob Greer, Co-Founder, Upfield Capital: “Having acquired the adjacent Home Depot distribution centre in 2025, this development is a natural next step in our investment in Acheson. We saw an opportunity to unlock the potential of the adjacent land to deliver high-quality, flexible industrial space in a market where well-located, functional product remains in strong demand. We’re excited to bring this project forward with Arrowleaf and add to the region’s growing industrial capacity.”

“Upfield and Arrowleaf are bringing a product to market that is both well-suited to the area and built to the highest specifications of quality and functionality available,” said Matt Woolsey, CEO York Construction Inc. “Acheson and Parkland County remain an outstanding place to build and this will be a high-functioning design that will serve the Acheson market really well.”

Construction is set to begin next week, with completion in March, 2027. Pre-leasing opportunities are available now.
